The CN Tower Area

The area is certainly undergoing some big development changes.

Toronto might finally be permitted to have an office tower reaching at least 80 stories.

NYC and Chicago have had office towers above 70 stories for decades, Toronto still only has one.
http://urbantoronto.ca/database/projects/first-canadian-place-rejuvenation
Perhaps when Toronto finally has an 80 story office tower, Vancouver will have an office building that has at least 40 floors. So far, no office building in BC has been permitted to have a 40th floor, let alone those 60 to 80 story office towers that are common in other places.

http://skyscraperpage.com/cities
NYC is still the big guy on the block, but other cities have built some taller stuff in the past few decades.

The 1982 movie Blade_Runner reveals that Rick_Deckard lives in a residential tower that has over 90 floors. Do_Androids_Dream_of_Electric_Sheep? was published in 1968 when Chicago had a 100 story tower topped out. http://en.wikipedia.org/wiki/John_Hancock_Center LA and SF have no buildings with 80 floors yet. So far, California only has one building that's over a 1000 feet tall.

Hudson’s Bay Vancouver redevelopment

"The store sits under a view cone limiting the height of any redevelopment to 300 ft., similar to the nearby ‘The Post’ redevelopment by QuadReal which is expected to complete in 2023." https://www.urbanyvr.com/hudsons-bay-vancouver-redevelopment

So buildings in that part of the high land costs throughout downtown Vancouver must be shorter than the Old_City_Hall_in_Toronto. Which is 103.64m or 340 ft.

"What’s not accounted for in the concept is the building heights on the site are currently capped by a view cone of approximately 300 ft., however, a generous package of public amenities or a change in city policy could lead to a breakthrough of Vancouver’s tabletop skyline." https://www.urbanyvr.com/bay-parkade-redevelopment-concepts

The Simpson_Tower which has 33 floors and is 144 m (472 ft) high, is a stump in Toronto. Yet in BC, it would be one of the tallest office towers.

Of course the Bay_Adelaide_Centre in Toronto is far away from the Vancouver type restrictions.

218 m (715 ft) (Bay Adelaide West)
196 m (643 ft) (Bay Adelaide East) https://en.wikipedia.org/wiki/Bay_Adelaide_Centre

https://en.wikipedia.org/wiki/Hudson's_Bay_Queen_Street

https://en.wikipedia.org/wiki/Hudson's_Bay_Centre "The tower stands at 135 metres in height. It contains 35 floors and 535,000-square-foot (49,700 m2), and its address 2 Bloor Street East, at the northeast corner of the intersection of Yonge and Bloor Streets." The 443 feet tall building in toronto is a stump. Yet, in parts of downtown Vancouver it would be considered to be too tall.

In spite of the very high land costs in Vancouver the extreme height restrictions in parts of the downtown Vancouver keep buildings shorter than a couple of churches. One in Toronto & the other in NYC.

https://en.wikipedia.org/wiki/Cathedral_Church_of_St._James_(Toronto) "At 92.9 metres (305 ft), the tower and spire have remained the tallest in Canada and the second tallest in North America after St. Patrick's Cathedral, New York—although the spire of St. James is still shorter than the dome of Saint Joseph's Oratory in Montreal, which is the tallest church in the Western Hemisphere." https://en.wikipedia.org/wiki/Cathedral_Church_of_St._James_(Toronto)#Exterior

https://en.wikipedia.org/wiki/St._Patrick's_Cathedral_(Midtown_Manhattan) Has spires rising 329.5 feet (100 m).

These 2 churches long ago were no longer prominent on the Toronto & NYC skyline. Yet, in parts of downtown Vancouver, they would still be considered to be too tall.

TIoT

TIoT is an Urban Tech Intersection of various links.

Vancouver and even Victoria should have already been high tech hubs for several decades. Seattle, SF and Toronto are so far ahead of whats in backwater BC.

It seems that things like the COVID-19_pandemic will slow down immigration into Canada considerably. Vancouver, one of the most mild parts of Canada, won't be rivaling Montreal's population any time soon and Victoria remains much smaller than Quebec_City. When the world attains 8 billion people, Canada wont even have 80 million. It will be doubtful if Canada will even have a population of 40 million people when the world reaches 8 billion.

Even if the cities and their surrounding urban areas grew by tens of millions, most of Canada would still remain unpopulated and natural for wildlife. Combine that with more renewable energy measures and recycling and the worlds 2nd largest nation could easily contain millions of more people. However, there seems to be a mostly covert, KEEP THEM OUT Agenda, that's been firmly entrenched since colonial times.

https://en.wikipedia.org/wiki/List_of_census_metropolitan_areas_and_agglomerations_in_Canada

Canada as a nation, has the 2nd largest land_area and has yet to even contain even 1% of the worlds people.

Some would like to see a dramatic global reduction of population in most countries.

Perhaps releasing an army of Terminator robots upon most of humanity will speed things up.

Education & better urban planning can help to gradually reduce the human population.)

Most of this blog is still roughed out from its link list phase & is under construction & will include sarcasm.

https://upload.wikimedia.org/Bonneuil_16_Carrefour_Bellevue_2012.jpg (This will likely always be a rural intersection.)

https://wikipedia/commons/Veterans_Memorial_Parkway_London_Ontario.jpg (A rural intersection for now, but someday perhaps it will become an urban intersection.)

"Long term plans for the route call for grade separated interchanges along its entire length to convert it to a freeway."

Times Square in NYC has been a quintessential urban-intersection-point since the late 1800s. There was a time when it was just another rural intersection. Then before that, it was indigenous tribal land...

105 storey hybrid timber towers

 https://www.constructioncanada.net/dialog-develops-system-to-build-105-storey-hybrid-timber-towers

There is a mindset that no building should ever rise above 100 stories, simply because its Canada. That's not the case in Australia, the USA & especially Asia.

https://www.dialogdesign.ca/stories/dialog-files-global-patents-for-hybrid-timber-floor-system

Australia couldn't wait for Canada to catch up.

https://en.wikipedia.org/wiki/Eureka_Tower

After more than 2 decades since Australia allowed its first building to have more than 90 floors, Canada will finally have its first building with over 90 floors. https://en.wikipedia.org/wiki/Pinnacle_One_Yonge

Of course Australia allowed its first building over 100 floors long before Canada will.

https://en.wikipedia.org/wiki/Australia_108

Chicago was the first city outside of NYC to allow a building to have 100 floors.

The John_Hancock_Center opened in 1969.

If cities can continue to have more density & be economic engines, then more of the countryside & wilderness can be left for nature. However, there seems to be some that would like most of the human population to just disappear.

Is Hudson Yards Good For New York?

 https://www.youtube.com/watch?v=vmlKdyXP4nk NYC

Just simply building tall towers isn't enough. There has to be a provision to provide benefits for the community at large. Improved transit connections & park space & especially, more affordable housing.

Equitable Buildings

The Equitable Building is a 40-story office building...

The building is in the neoclassical style, rising 538 ft (164 m) with a total floor area of 1,849,394 square feet (176,000 m²), giving a floor area ratio of 30. Upon its completion, the building was the largest (in total floor area) in the world. It rises as a single tower with the appearance of two separate identical towers standing side by side, connected by a wing for the whole height of the building, such that it appears in the shape of the letter "H" when viewed from above. It has no setback from the street beyond the depth of the sidewalk, rising vertically for all its floors." https://en.wikipedia.org/wiki/Equitable_Building_(New_York_City) 1915

Montreal politicians debate whether to allow skyscrapers higher than Mount Royal

 https://montreal.ctvnews.ca/montreal-politicians-debate-whether-to-allow-skyscrapers-higher-than-mount-royal-1.5401429

Several cities have their agendas to hold back the urban environment. Montreal has been very reluctant to allow Toronto size buildings.

https://cultmtl.com/2021/05/in-defence-of-building-height-restrictions-in-montreal-mount-royal-urban-plan-denis-coderre/

Not only is Montreal forbidden to have anything tall enough to be impressive to NYC, but even by Paris & Melbourne standards. As land costs continue to rise, Montreal will have to seriously consider having a designated area for much taller buildings. London & Paris had to wrestle with this issue decades ago & are still thriving as financial as well as government capitals.

http://ville.montreal.qc.ca/portal/page?_dad=portal&_pageid=2762,3101387&_schema=PORTAL

Portland, Oregon also has its downtown next to a small mountain & like Montreal has used that as an excuse to forbid Seattle size towers.

https://www.cbc.ca/news/canada/montreal/find-out-how-this-rule-of-thumb-helped-shape-montreal-s-skyline-1.4950667

"In Montreal, municipal regulations forbid any building from exceeding the height of Mount Royal, or 233 m (764 ft) above mean sea level.[1] Above-ground height is further limited in most areas and a minority of the downtown land plots are allowed to contain buildings exceeding 120 metres in height.[2] The maximum limit is currently attained by 1000 de La Gauchetière and 1250 René-Lévesque, the latter of which is shorter, but built on higher ground. To build higher than 1000 de La Gauchetière while respecting this limit would be to build on the lowest part of downtown; the maximum height there would be approximately 210 metres.[2]

By contrast, Gatineau and Quebec City do not have building height restrictions." https://en.wikipedia.org/wiki/List_of_tallest_buildings_in_Quebec , https://en.wikipedia.org/wiki/List_of_tallest_buildings_in_Quebec#Tallest_under_construction_or_proposed

While extremely restrictive Vancouver still won't permit any office building to even have a 40th floor, Montreal at least has one that has 51 floors.

https://wikipedia.org-1000-de-la-gauchetiere.jpg  205 m (673 ft)

1000_de_La_Gauchetetiere is actually the tallest building in Montreal because it has a higher roof than 1250_Rene-Levesque.

Architectural226.5 metres (743 ft)
Roof199 metres (653 ft)
https://wikimedia.org  A flagpole or antenna still doesn't make the roof as high as the tallest building in Montreal. 199 metres (653 ft)

Place_Ville_Marie is the widest of the tallest buildings in montreal. 188 m (617 ft)

In some ways Portland,_Oregon is more strict on the heights of office towers than Montreal is.
https://Portland_from_Pittock_Mansion_October_2019 ,

No 50 or 45 story office tower exists in Portland, just a 42 & another at 40 stories.

The Royal_Centre_in_Vancouver and the MNP_Tower have no 40th floor, because no office tower in BC has ever been allowed to have a 40th floor.

By now Vancouver should have been allowed to have at least one office tower over 50 stories like Montreal.
However, Vancouver still isn't allowed to even have a 40 story office tower.
So while this will be the tallest office building in Vancouver, it isn't by Portland & Montreal standards & those cities are notorious for being very limited on their building heights..
